All homes for phase two of the Kirkfield House residential scheme in Harrow are to be completed by the end of the month (March 2017), with 40% pre-let.
The developer, SAV Group, which provides properties for the private rented sector, has revealed the apartments have proved popular with couples, sharers and families.
Phase one, which featured 45 “Manhattan-style” studios, was completed early in the final quarter of 2016 and sold out within two months. The current roof extension – phase two – provides an additional eight flats, which feature between one and four bedrooms.
For the final phase of the scheme, SAV Group has received planning permission for 32 units, to be built on the current car park at the site.
The developer aims to continue to target working professionals with its phase three homes, with teachers, baristas and “even a YouTube celebrity” being among those who have taken lettings in earlier phases.
Michael Tsiagbe, associate at SAV Group, said: “As developers for the rental sector, we were present at the British Property Federation's recent Residential Investment Conference, where planners, ministers and developers unanimously agreed that a range of housing options are needed to meet the diverse needs of working Londoners and address the shortage of affordable rented accommodation.
“Delivering new housing products to adapt to new needs is often a challenging process, as it represents a step into the unknown for both the developer and the planning authority. Throughout the process for phase three, we have sought to work closely with Harrow’s planning officers to ensure that our final proposals are in line with the borough’s regeneration and housing aspirations.
“We remain committed to investing further in Harrow: We want to build on our existing success to further improve the local accommodation choices for local residents and we look forward to working again with such a forward-thinking local authority.”
